Also, for posterity, water tanks and AC are usually covered in home owners and renters insurance.

Figured I'd wait till disaster was averted to chime in.  

I assume you've handled that by now, so here's a project, if you like projects.  Google "pex manifold system",  "boiler pedestal", and "trench floor drain".  Combined with an inline shuttle breaker for your water heater, you will never...ever...have that problem again.  It's not possible.  Every pipe in your house could burst at the same time, and it'll stay dry above the joists. Plus, it brings you up to post '99 standards.

If it's a rental, disregard, fuck it, live in it till it burns down and never repair or ask for repairs on a thing. Net win for the planet.

If you geek out on that, ask me about recirculating grey water. Do you have subfloor heat? How comfortable are you laying tile? Do you have space for a k-media filter? Wink
