If you're one of the only choices in the area, maybe you'll just be giving all the stylists in the area a place to conglomerate and if that is the case, you'll need that space!! How exciting :

Warning: have a lawyer review your lease please. My parents opened a salon when I was a kid, the landlord decided to up the rent because she could, and we lost it all. Even our house. :
