A theory in science is an explanation of observable facts. A theory in theoretical physics is a theory of unobserved presumed facts that need to be true in order for the rest of theoretical physics (and usually general physics as well) to work. As such, there is debate about whether string theory should be called a scientific theory, as it is unobserved and cannot be tested. This is a problem you will always run into when you are discussing dimensions of space-time that we can't detect of course...
