'Lots of people I know with cash are investing in property to create their own pensions. They can get a definite pay back with that. The same money in a pension now is a waste of time.'

Properties have massive downfalls that people don't seem to see, prices cannot just go up and maintaining the property and paying the mortgage when it's empty, high interest rates, why do people think that properties are gold, they are not, never have been never will be.


A balanced portfolio of property, gold , shares isa and cash is ideal, all eggs in one basket is asking or trouble.

Exactly; wise investments are the key. The banker who visited us the other day told us that the best place to put our money is in the stock market, since he's monitored it for 40 years, and all it's ever done is go up. If you spread your investments around several companies, then even if you lose the odd one, you are still making money.

The problem with investments and why I think pensions are still best, is the greed of fund managers and costs of buying shares. Paying 1% upfront and 1% every time you invest more and 10% of profits every year is an abomination and sucks away most of the profit, if you do it alone, you will not hav enough time to check the markets, look at end of year reports, forecasts etc.

If there were good cheap value for money fund managers I'd invest in that instead of a pension. But for now, and until the financial system loses the insane fund management greed, I won't.

I absolutely agree about spreading the risk. Property isn't a cheap option, but it too has risen in value steadily historically. Sure if you buy at a peak you have to keep money in long enough for that to be turned into profit. But property at the moment is the safest bet. Gold and stocks certainly are not.

Pensions: don't make me laugh.

There is no such thing as risk free investment,not gold, not property. There are only degrees of risk. Expected rates of return are usually but not always a fairly good indicator of the degree of risk.

I am what is laughingly referred to as a 'self-funded retiree'

I have a good super scheme. When I retired,I converted half to a fully indexed pension .The rest I rolled into a superannuation fund.That was just fine until the financial melt down. I saw it coming.First I got out of property trusts,then out of stocks, completely. In Australia, virtually ALL pension schemes are based on the stock market.

My investment advisor wanted me wait another 3 months. Had I done so, I would have lost about 30% of my capital. I put all of my money in money at 5 % .(more secure than even term deposit) I lost no capital,but my interest halved.

I have never considered an investment property.There are risks for the ignorant and good returns are not guaranteed. Although negative gearing is allowed here, profits are more from long term capital gains rather than rent.This is just dandy if you can wait 10-20 years,but not so good if you need a cash flow

IF I was setting up a pension right now,I would buy the worst (rentable) house in the best street in the best area I possibly could. Houses rarely appreciate. In fact their value usually declines.The value of land on which the house is built almost always goes up.

I think gold ( not silver) will be a pretty good investment for the next couple of years, but not long term,unless the US economy REALLY goes belly up,THEN you'll see > $2000 an oz..

To be fair, public sector workers steal a wage and don't even go to work at all.

Take teachers for example. They have 104 days off in a year due to weekends, 8 bank holidays and usually around 4 "teacher training days". That's 116 days. Then they have 13 weeks paid holiday - 91 days. So already 207 days off each year. On top of that they only"work" 9-3 which is 6 hours a day in the remaining 158 days and means 18 hours off every single day - 2844 hours more off, or 118.5 days.

So that means they only work 39.5 days in a year, and as they don't do full shifts, working only 6 hours per working day, then those 39.5 working days convert to 29.625 "real" working days of 8 hours per day, in each year.

On top of that your average teacher gets out of 3 more days of actually working per year by going on school day trips to museums and stuff, and many get a further week away on in term weeks away with pupils. That leaves 19.625 days a year work. Made up in my head government statistics say that public sector workers have the highest sickness rate in the UK due to the "stress" of their jobs, taking on average 18.625 days per year sick leave, paid of course.

Your average teacher therefore only works one day per year! This day happens to be on November 30th and they're on fucking strike that day!

And they think their pensions aren't quite lucrative enough? Try going to work for a day or two, you spongers.
