Our home sale has hit a patch of rough road. The inspection came back, and the buyers (first timers) have asked for not only reasonable repairs but some additional stuff that I'm just not gonna do, like add insulation. The house is 65 years old ffs. Also a bunch of ticky tack nickle and dime stuff like extra smoke detectors. It adds up. My agent says we should be able to come to an agreement once we get bids back for the work. I think we'll be able to agree to do the biggest job - replacing the main sewer line - and do a small price reduction. They're going to have to realize it's not realistic to expect a couple dozen items to be done, particularly when there's only going to be 8 days at most to do the work. That puts their closing date at risk.
Meanwhile, our home purchase is on hold, as it's contingent on our sale closing. Fortunately the sellers don't have any other offers.

Sitting around reading the forums, the news, and occasionally making tiny stabs at getting things done around the house. I've got a number of jobs in the kitchen that I've been blowing off for several days, and seeing that I have no other responsibilities today, I have no excuse to do so again. Still, I'm feeling lazy, and would like nothing more than to spend the day jerking off (figuratively, not literally), but I suppose I should draw a line somewhere.

Shutting down my booklight communicator and taking a break from Stranded to try and update my initial list of X-scores, trying to create a linear and intuitive new way of measuring how loud a guitar amp really is. I realised I had some models I didn't include in my initial list that I could have measured, so for a bit more edification for the guitarists here (and bear in mind, an X-score of one means it's capable of putting out 100 decibels from a meter away at its highest volume, and around 4 can be so loud it's literally painful), here's the new list:

Well, at least my attempt at a linear, apples to apples, measurement of how loud an amp can truly be is a bit more comprehensive than it was yesterday.

Being bored. I can't seem to get interested in the forums and the news this morning. Fortunately, I have to hop in the shower and get moving shortly, so it's less of a problem than it could be.

Letting the $10-16K bid for replacing my main sewer drain sink in - and an electrician may be coming today. As it turns out, my house main electrical panel is a bad fire hazard and I am not allowing anyone to occupy the house until it's fixed.

Yeah, but there's a lot there still. The buyers will accept an alternative to whole line replacement and I'm now pretty comfortable with the expected coat of every thing everything else that's necessary and reasonable, and my agent is working to get the best deal possible. We have family connections.
I expect it to be signed off tomorrow or Friday after I'm able to establish an upper bound on the work.
It's still looking like the profit will be more than we expected when we listed. It's all good. It's enough to buy our new place, paint, landscape, new appliances and more.

Dog woke me up at some point in the middle of the night to go out. Stayed up for awhile. Jackalope woke up early and I followed shortly after. Coffee is my jam right now.
