Shell B, we've been restoring it the entire 30+ years we've lived in it. It was abandoned and on the verge of being condemned when we took it on. Spent the first six months camping out in it on weekends doing enough plumbing and electrical that a bank was willing to put a mortgage on it. First time the town let us turn on the water, fountains spurted out of the walls. The electrical was old tube and knob and had a petrified squirrel attached to a wire in one of the attics. Now it at least mostly "looks" done on the outside. Mostly.

There is always something. Old houses DO NOT ALLOW you to choose your own priorities. One of our next major steps was going to be to replace the 90+ year old (shaped ike terra-cotta, with castle-style curves and peaks on the top) metal roof over the kitchen. The house just laughed and laughed when it heard that. Three-year-old paint sprang off the exterior wall at a corner of the kitchen. Poking around showed that we have old termite damage and that entire corner of the house will have to be torn out and replaced. That's only a couple of hundred dollars worth of materials (plus some we already had on hand) on the outside, but the inside will need to mushroom to include taking out the cheap paneling, tearing out the oldest horse hair plaster in the whole house, may as well remove the lathe and insulate the walls while they are open, taking down cabinets, ripping up floor covering and the underlayment and the floor joists. Then, of course, replace all of the above. And I don't get to decided my floor covering from an actual store.....NOOOOOOO, I get to use whatever we have enough of. In our case that will be an engineered wood floor of 1/3 one color and 2/3 another color. All this while trying to maintain a way to have the dogs secured and SOMEHOW still able to get in and out of their dog door in the kitchen that leads to their fenced yard. It's the first time since we've been here that we've talked seriously about just selling it "as is" and getting the hell out of Dodge.

Shell B: Are you saying you have the old varnished knotty pine walls? That has gained popularity in our parts for people going the retro route. It's almost as popular as the pink bathroom fixtures. I about cried when I walked into a house last year where they had used chalk paint to cover their knotty pine and had thrown away their pink toilet, sink and tub.

Your renovations sound like hell next to mine. Knob and tube wiring, termites and horsehair plaster are the kinds of things I only have nightmares about. My sister is renovating a house in Maine that has horsehair and has knob and tube. They had to update before they could move in.

We do have knotty pine walls in a few rooms! The problem with keeping them would be finding someone who wants a dated look when we sell.
