I grew up there, and my wife and I still live there.  The article is pretty much spot on.

My wife and I could easily move, but we enjoy our current environmental situation.  We're just glad that our closest neighbors are over a mile away.

Yeah, this echoes my experience and failures in persuasion. As the author astutely observes the results of the Civil War, they more often than not learn the wrong lesson.
